The property is located on upper Waikupa Road, approximately 15kms from Whanganui. Two rural primary schools, Okoia and Fordell, are nearby and buses give access to Whanganui secondary schools.

The farm comprises approximately 20% flats, with the balance being rolling to medium hills with some steeper sidlings. It is subdivided by conventional post and batten fences into 26 paddocks.

Spring water supply to holding tank then pumped to troughs in all but four paddocks.
