‘Sold!’ How a quick question resulted in a successful auction

An award-winning Pirongia home, brought to the market by PGG Wrightson Real Estate, sold well at auction recently.

Last year Gavin Brown’s company Waikato Build won the regional House of the Year Gold Medal in the builder’s own home category for the home Gavin, wife Emma and their family have lived in for the past three years.

In 2021 the judging panel praised the design of the distinctive brick U-shaped house, based around its outdoor lounge.

“Once this space was given centre stage, the big open-plan kitchen/dining/living zone was designed to connect with it. As a result, you can step out of the house proper, into the outdoor lounge with louvred roof and inbuilt barbecue, and onto an extensive front lawn. It has indoor-outdoor flow in spades and the kids love the easy access to the outdoors,” said the judges.

In mid-July, when James Moore of PGG Wrightson Real Estate was visiting, Gavin and Emma casually asked how much he thought the house was worth. James’s appraisal encouraged the Browns to list their home for sale by auction. Six weeks later, James’s prediction proved accurate, with a winning auction bid of $1.875 million.

“Clad in a mix of aged red brick imported from Italy and macrocarpa, set on a substantial, established, landscaped section in what is quickly becoming one of the most popular lifestyle localities in the region, the property attracted huge interest and overwhelmingly positive feedback for its fit-out and quality finish.

“Clearly the House of the Year panel was impressed three years ago, as was everyone who viewed the home over the past six weeks,” says James.

Gavin and Emma have bought a neighbouring section at Pirongia, where they plan to build again.
