Is now a good time to sell off your bush block or rural land?

If you’ve got a bush block or rural land that you’ve been thinking about selling, now could be a really great time to do so!

With an increase of people searching for these types of property, the opportunity to move on to something new in 2023 may be closer than you think.

Here’s a few reasons why it’s the right time to put up the ‘for sale’ sign, as well as a few tips to make sure you secure a successful sale of your bush block or rural property.

More people want to buy bush blocks!

This is of course the most obvious reason. Here at PGG Wrightson Real Estate we’ve seen a noticeable rise in searches for this type of property (especially around the Auckland region) and this kind of demand means you may be able to achieve the result you’re looking for - faster than you thought!

Looks matter when it comes to interest

Autumn is a great time to sell rural land or bush blocks because most vegetation and foliage is looking great at this time of the year. You want photography to show thriving bush environments and/or lush pastures to ensure the overall appearance ticks the right boxes for prospective buyers. Sure, there’s lots of other elements that matter to them too - but looks are important.

Tips to sell your bush block or rural property

  • Maintenance is key when it comes to bush blocks. They should be clear of noxious plants and pests and be seen to be encouraging further healthy growth for the native bush and birdlife to flourish.
  • Rural land is a great blank canvas for a potential buyer, but it’s also important to give some indication of what the property could be used for. Show people how easy it could be to set up a dairy or livestock farm, by highlighting soil type, the facilities available and what other options there are.
  • The little things matter when someone is wanting to buy a bush or rural block of land. So ensure everything is in well-maintained condition. It’s also about doing your due diligence and checking things are in working order - so potential buyers don’t have to.
  • Always make the first impression a good one, to encourage a more positive mindset as they view the rest of your property. Perhaps you could ask a close friend or family member to cast a ‘critical’ eye as they approach your block of land and let you know if anything looks untidy or if there are elements that could put people off. It’s good to sort this stuff before an agent comes to assess and value your property.
  • Working with a local, experienced real estate agent is essential. You need someone with an in-depth knowledge of the type of property you’re selling, and who is most likely to buy it. You also want an agent with an extensive network of contacts throughout New Zealand - you never know where the right buyer may come from!
  • While a good real estate agent will understand what’s required to market your property, it is also helpful for you to consider the selling points of your bush block or rural land. What made you decide to buy it? And what do you think makes it so special? These kinds of personal insights could be really valuable to the selling campaign, as well as make an impact on those viewing your listing.

With a New Zealand-wide network of experienced rural real estate professionals, there’s always a PGG Wrightson Real Estate salesperson available to help, wherever you’re located. And whether you know you’re ready, or you’re simply looking for some guidance on what the next step could look like - we’ve got the knowledge and expertise to assist with your decision.
